Images and plans
All images are illustrative only and final designs may differ from artists' impressions. Colours, materials, landscaping, furnishings and site presentation may not form part of the standard dwelling package. Please refer to the published floor plans for accurate building and room dimensions. Final working drawings, engineering, specifications and the signed building contract take precedence.
Pricing and standard assumptions
Any published starting price relates to the nominated pre-designed model, foundation and series inclusions, subject to the assumptions stated on this website. Starting prices include an allowance for a standard site-classification/soil report and are based on an M or H1 soil classification, foundations suitable for that soil class and a BAL Low site, on level ground or a slight slope. Raised-on-steel-stumps pricing allows for a finished floor height of up to approximately 1 metre above ground level. Higher bushfire ratings are assessed and priced separately.
The base package includes an allowance for up to 20 metres of standard town-water, sewer and stormwater connection runs from the dwelling to existing compliant connection points, together with up to 20 metres of underground electrical submains from the existing supply point. Pump stations, tanks, service upgrades, longer runs, unusual site requirements and authority costs outside the standard allowance are assessed and priced separately.
Site conditions and approvals
Standard council document lodgement and the standard sewered plumbing-approval allowance are included as described on the main website. Soil classification, slope, access, existing structures and services, bushfire rating, flood, overlays, easements, retaining, engineering, energy requirements, planning approvals, authority costs outside those standard allowances and specialist reports may affect suitability, scope, programme and price. Every property must be assessed individually.
Custom designs and changes
Selected changes may be considered once the site and preferred model are confirmed and will be quoted as variations. Changes affecting the floor plan, external dimensions, roof form, window layout or structural design may require revised drafting, design development, engineering and separate construction pricing. Custom secondary dwellings coordinated with our draftsman are priced separately from the standard model range.
